Bon Kiara is BON Estates’ two-tower freehold development on Jalan Kiara 3 in Mont Kiara — 43 storeys, 410 Skyhomes, GreenRE Gold, and, on the developer’s own dates, completing in the third quarter of 2026. Types A, B and C are sold out; Type D is the last plan on the market. The Building and Its Four Skyhome Types
Bon Kiara is two 43-storey towers on a single freehold site, with 410 units across four plans the developer calls Skyhomes. Type A, at 2,081 sq ft, is a three-plus-one-bedroom plan with four bathrooms and two car bays; Type B, at 2,558 sq ft, adds a bedroom and a bathroom; Type C, at 2,888 sq ft, is a four-bedroom plan with the same bathroom count; Type D, at 3,075 sq ft, is the five-plus-one-bedroom family plan with four car bays. Every plan is open-plan at the living end and was drawn to GreenRE Gold — which in practice means the window openings, the cross-ventilation path and the daylight to each bedroom are part of the architecture, and a fit-out that blocks them is fighting the building rather than finishing it. The developer’s finish is solid timber and neutral, in a scheme it describes as Mediterranean resort living. That is the base an owner inherits: warm, quiet and deliberately unfinished at the edges, so that the kitchen, the joinery, the stone and the lighting are where a home is actually made.

Design Considerations for a Bon Kiara Skyhome
The decisions that shape a Bon Kiara fit-out, from the show-unit visit to handover — the same luxury residential interior design service, applied to a brand-new high-rise home.
Fit Out Once, at Handover
A new unit is the one chance to do the work in the right order: joinery, stone and M&E before anyone moves in, with no furniture to protect and no family living around the dust. The owners who pay twice are the ones who move in first and renovate later. The plan we draw starts from the developer’s handover list and adds only what the base does not give you — which at Bon Kiara is most of the kitchen, all of the storage and every light that matters.
Working With the GreenRE Layout
The Bon Kiara plans put the living space where the air moves and the light arrives, and the developer’s certification depends on it. We keep the ventilation path open — no full-height joinery across a window wall, no enclosed dry kitchen blocking the cross-draught — and use low consoles, a bar and a display wall to divide the open-plan living without closing it.
Kitchens
The four plans share an open kitchen at the living end. For the family plans, B to D, that kitchen becomes the room the home is run from: a proper island, stone worktops, and appliances from the Gaggenau, Miele or V-ZUG tier where the owner cooks. Where a wet kitchen is wanted, it is engineered for smoke and heat and kept off the ventilation path.
Warm Base, Loud Room
The developer’s timber-and-neutral scheme is a resort palette, and it is easy to leave it looking like one. The Bon Kiara units we would draw keep the warmth and add conviction: a bookmatched marble wall in the living hall, a dining backdrop from the Antolini or Cosentino tier, joinery in a darker timber against the developer’s pale floor, and pieces from houses like Minotti or Poliform where the plan gives them room.
Storage, Bathrooms, Light and Air
A 2,081 sq ft three-plus-one lives well only if the circulation walls carry floor-to-ceiling joinery; a 3,075 sq ft Type D can give a bedroom to a dressing room. Where the bathrooms arrive finished, we upgrade fittings to the Villeroy & Boch, TOTO or Axor tier only where the owner wants it and leave the waterproofing the developer warrants alone. Layered lighting on separate circuits, air-conditioning zoned for a family rather than a show unit, and a Lutron or KNX layer where the home should run itself.
Fitting Out at Bon Kiara: The Building’s First Two Years
Permission at Bon Kiara changes hands three times in the building’s first two years, and a fit-out has to be timed to whoever holds it. At handover the developer holds it — BON Estates’ fit-out conditions apply while the base finishes are under its defect-liability warranty. Within the statutory period a joint management body is formed and takes over the house rules. Later the strata titles issue and a management corporation replaces the JMB. The structure, and the GreenRE Gold certification the plans were drawn to, do not change hands at all.
Who Approves What, and When
In the developer’s period the approval is BON Estates’: a fit-out submission on its form, its deposit, its contractor registration and its working windows — and a declaration of every warranted item the work touches, because a hacked tile or a moved point is a warranty question before it is a design one. When the JMB forms it inherits the same file and adds its own by-laws on hours, noise, the service lift and common-property protection. We ask the developer which stage the building is at on the day the design is approved, submit to whichever body holds the permission, and carry the file forward so the JMB is not asked to approve the same work twice.
What the Certified Design Fixes in Place
Bon Kiara’s GreenRE Gold rating was earned on the building as designed — its openings, its ventilation path and its daylighting among the criteria — so the window and louvre positions, the external shading and the ventilation provisions are part of the building’s certification, not the owner’s to move. Partition walls inside the unit are a different matter and can generally be replanned; the columns, shear walls and wet-area slabs cannot. The plan we draw keeps the ventilation path open by design, which is also, in these plans, where the light is.

How Long a Bon Kiara Fit-Out Takes
The Bon Kiara owners who move in soonest are the ones who design before handover. Concept, 3D visualisation and technical drawings can be completed against the developer’s plans and the show unit while the building is still being finished, so the fit-out application goes in the week the keys arrive. The site work itself — joinery, stone, lighting and air-conditioning in a unit that arrives with its floors and walls finished — typically runs a few months; adding a wet kitchen or rebuilding bathrooms runs longer and brings the developer’s warranty conditions into it.

What Shapes the Cost of Interior Design at Bon Kiara
Three things move the number on a Bon Kiara Skyhome: how much the developer’s base is kept, whether a wet kitchen is added or the bathrooms are re-fitted, and the tier of stone, joinery and appliances. Two more apply particularly here. A Type A three-plus-one and a Type D five-plus-one are different projects before a finish is chosen, and the developer’s appointed design panel publishes its own concepts for each type — we design from the plan and the owner, not from a concept board. Do I have to use the developer’s appointed interior design panel?
No. BON Estates has appointed a design panel and publishes concepts for each Skyhome type, and owners are free to use it; they are equally free to appoint their own designer. The developer’s fit-out rules apply to every contractor the same way. We design from your plan and your brief, prepare the fit-out application in the developer’s format, and build to the building’s rules.
What does a Bon Kiara Skyhome come with, and what is left to fit out?
On the developer’s published description the units arrive with a solid-timber-and-neutral finish and an open-plan living end; the exact handover list by type — floors, kitchen, bathrooms, wardrobes, air-conditioning — is confirmed with BON Estates before design starts. What is normally left is the kitchen proper, all storage and joinery, lighting beyond the developer’s points, air-conditioning zoning, window treatments and furniture — which is most of what makes a home.
Can fit-out work start during the defect-liability period?
Yes, with the developer’s fit-out approval, and with anything under the developer’s warranty declared before work starts. A joint management body is formed after handover and its rules then apply alongside; we track both and write the application so the warranty on the base finishes is not put at risk by the fit-out.
What does it cost to fit out a Type D Skyhome?
Scope decides it, and at Bon Kiara the scope question is how much of the developer’s base is kept: a fit-out that adds kitchen, joinery, lighting and furniture to a finished unit sits in a different band from one that adds a wet kitchen and re-fits the bathrooms. After that it is the tier of stone, joinery and appliances, and the plan — a 3,075 sq ft five-plus-one and a 2,081 sq ft three-plus-one are different projects before a finish is chosen. How long does a full fit-out of a 2,500 sq ft unit take from handover?
Shortest when the design is done before the keys arrive. With drawings approved against the developer’s plans, the fit-out application goes in at handover and the site work — joinery, stone, lighting, air-conditioning — typically runs a few months where the unit arrives with its floors and walls finished. A wet kitchen or bathroom re-fit adds the developer’s warranty conditions and runs longer. We give the programme at the design stage with the approval window and the service-lift bookings shown as their own line items.
Can the layout be changed in a new GreenRE-certified unit?
Partition walls can usually be moved; columns, shear walls and the wet-area slabs cannot, and in a GreenRE Gold building the window openings, louvres and ventilation provisions are part of the certified design and stay as built. We plan around the ventilation path rather than across it — which, in the Bon Kiara plans, is also where the best light is.
Do you handle both the design and the construction?
Yes, and at Bon Kiara that is what makes the developer’s period workable: the same team that draws the fit-out prepares the submission on BON Estates’ form, lists the warranted items it touches, registers as the contractor and then builds to what was submitted. Interior design and construction are our two in-house disciplines, with joinery detailed and delivered by our own team — one file with the developer, one file with the JMB when it forms, one party responsible for the result.
Do you show the design in 3D before construction starts?
Yes — and at Bon Kiara it can be done before the keys arrive. We model the Skyhome type from the developer’s plan and the show unit, present the kitchen, the joinery, the stone and the lighting as 3D visualisation, and settle the decisions from pictures while the tower is still being finished, so the drawings in the fit-out submission are the drawings you approved and nothing is redesigned on site.
