Interior Design Bukit Tunku (Kenny Hills)
Blaine Robert Design designs and builds homes in Bukit Tunku, the hillside enclave most of Kuala Lumpur still calls Kenny Hills. The address is mainly large bungalows in mature gardens, with a smaller tier of low-rise condominiums, and it sits right against the city centre, divided from it by Jalan Kuching. We Design and Build in Bukit Tunku
Bukit Tunku was Kenny Hills until it was renamed after Tunku Abdul Rahman, who lived there, and both names are still in daily use. EdgeProp calls it the “address of addresses” and describes it as a green lung for the capital: mainly luxury bungalows with large gardens, and low-density condominiums. The Bukit Tunku Residents’ Association covers the enclave together with Taman Duta. The ground is hilly, which The Edge notes adds to what a house here costs to build, and the land has been developed in two ways over the decades: individual bungalows on private plots, and gated and guarded schemes such as Impian Bukit Tunku and Kenny Vale. Jalan Tuanku Abdul Halim carries it to Jalan Damansara and the Duta–Sungai Buloh highway, and Publika and Plaza Damas are a short drive away. An owner here is rarely furnishing a new house. More often it is a bungalow that has stood for decades on a sloping plot, where the question is how much of the structure to keep, what the council will need to see, and who will stand behind the whole job.

Renovating an Older Kenny Hills Bungalow
Many Bukit Tunku bungalows were built for a different way of living: a formal front, a service wing at the back, small windows onto a big garden. We start with the structure and the services (roof, waterproofing, wiring, drainage around a sloping plot) and decide with you what stays. Then we replan the house around the garden it already has, and design the kitchens, joinery, stone and lighting to the rooms.
Rebuilds and Extensions on a Hillside Plot
Some houses are worth keeping and some are worth rebuilding. On a Bukit Tunku slope that choice is made with an engineer, because the ground decides how far a house can grow and what the retaining work will cost. We bring the engineer in at the survey, fix the brief against what the slope allows, and carry the rebuild or extension through the DBKL submission and construction under one contract.
Gated and Guarded Schemes
Impian Bukit Tunku and Kenny Vale are gated and guarded schemes inside the enclave, so every delivery and every worker passes a guardhouse. We plan deliveries, contractor passes and working hours with the guardhouse and the residents’ association before the first lorry arrives, so the site does not become the neighbours’ problem.
Semi-Detached Homes
Bukit Tunku is mainly bungalows, but it has semi-Ds too. A semi-D renovation adds a shared wall and a neighbour to the plan, and DBKL publishes its own guideline for renovating existing semi-detached houses. Our semi-D design and build page covers that type in full.
Low-Rise Condominiums
The condominium tier is small and low-density: Tijani 2 North on Jalan Langgak Tunku, completed in 2009 with duplexes among its homes; Kenny Hills Residence on Jalan Tun Ismail, completed in 2014 as condominium villas; the duplex blocks of Villa Bukit Tunku on Jalan Girdle. Here the management office approves the works before anything else, and we prepare its renovation application, the deposit paperwork and the lift bookings.

One company holds the drawings, the submission, the structure, the joinery and the interior. You deal with one team and one figure, and when something on site does not match the drawing, the people who drew it and the people building it are already in the same room.
Renovating a Home in Bukit Tunku
Three things shape a Bukit Tunku project before any finish is chosen: the slope, the council and, for a condominium, the building’s own rules.
DBKL, Hillside Land and What Needs Approval
Bukit Tunku is in the Federal Territory, so the council is Kuala Lumpur City Hall (DBKL). Structural alterations, extensions and rebuilds are submitted to DBKL through an appointed professional before work starts, and we coordinate the drawings, the submission and the inspections as part of the project. A hillside plot adds a second layer: Kuala Lumpur’s hillside development guideline sorts land into four classes by slope, from under 15 degrees to 35 degrees and above, and calls for a geotechnical report by a qualified geotechnical engineer. Which class a plot falls in depends on that plot, so we have it assessed at the survey. What does and does not need approval depends on the scope, and we confirm the route with DBKL before works start rather than assume.
The Older Bungalows
Houses on large, often sloping plots, where the usual scope is a services rebuild, a new plan around the garden, and sometimes an extension or a second storey. The engineer’s view of the slope comes before the design.
The Gated Schemes and Semi-Ds
Newer houses inside Impian Bukit Tunku, Kenny Vale and similar schemes, and the enclave’s semi-Ds, where the shell is sounder and the work is planning, joinery and finish, with site access agreed with the guardhouse.
The Condominium Tier
Tijani 2 North, Kenny Hills Residence and Villa Bukit Tunku answer to their management offices first. We read the house rules, prepare the renovation application and the deposit paperwork, book the lift, and agree any work that touches the developer’s structure or services before it starts. DBKL publishes a separate guideline for enclosing balconies in strata-titled homes, which applies when a brief goes that far.
How Long a Bukit Tunku Renovation Takes
Two things set the programme for a Bukit Tunku house: what the survey finds in the structure and services, and what the slope asks for. A bungalow that keeps its frame and gets a new plan runs on a different clock from a rebuild that needs retaining work and a full DBKL submission. We fix the design brief first and prepare the submission as soon as the concept is agreed, so the approval runs while the detailed drawings are produced.
On site the order is fixed: structure and slope work first, then services, then finishes. A condominium fit-out is the shortest programme on this page and a hillside rebuild the longest. You get dated milestones with the proposal and a report against them every week, and the same team from the first survey to the handover.
What Shapes the Cost of Interior Design in Bukit Tunku
Three things move the figure before any finish is chosen. The slope: The Edge notes that Bukit Tunku’s hilly ground adds to what a house here costs to build, and retaining walls, drainage and foundations are real line items on a steep plot. The structure: an older bungalow usually needs its roof, waterproofing and wiring looked at before anything decorative, and that sets the floor. The scope: keeping the frame and replanning inside costs far less than an extension or a rebuild.
