We Design and Build in Johor Bahru
Johor Bahru has been a city since 1 January 1994 and runs to 373 square kilometres under Majlis Bandaraya Johor Bahru. Its housing follows the corridors out of the centre. North along the Tebrau corridor are the landed townships — Mount Austin and Bandar Dato’ Onn with their terraces, semi-Ds and bungalows, and EcoWorld’s Eco Spring, a 614-acre freehold township launched in 2014 with bungalow, semi-D, cluster and garden-terrace series. West at Kempas is S P Setia’s 740-acre Setia Tropika. Beyond the council line, Iskandar Puteri under MBIP holds Bukit Indah, Horizon Hills and Medini. And in the city centre, less than a kilometre from the CIQ, The Astaka’s 70- and 65-storey towers at Bukit Senyum. The owner of an Eco Spring bungalow or an Astaka unit — often living in Singapore and crossing the Causeway at weekends — is not searching for a Klang Valley firm. They want a studio that has already built in JB, knows which council the permit goes to, and can run a project with the owner on the other side of the Straits.

Renovating a Tebrau-Corridor Landed Home
Mount Austin, Bandar Dato’ Onn and Taman Molek are terraces, semi-Ds and bungalows built across the 2000s and 2010s, and the first job in most of them is not a new kitchen but a survey of the services — waterproofing, wiring, air-conditioning, window frames. We survey those before we talk about finishes, price the rebuild, and design the house on top of it so that the finished home is not sitting on the developer’s original plumbing.
Township Bungalows at Eco Spring and Setia Tropika
Both townships hand over a developer shell with the plan fixed and the finishes standard. Our EcoSpring residence in Tebrau is the reference point: a developer shell taken to a finished home, with the plan, the joinery, the stone and the lighting designed for the rooms rather than bought for them. The Setia Tropika bungalow in Kempas follows the same logic on a larger lot.
Iskandar Puteri
Bukit Indah, Horizon Hills and Medini sit under Majlis Bandaraya Iskandar Puteri, not MBJB — the first thing an owner there needs settled before a submission goes anywhere. The townships are gated, with residents’ associations of their own, so the approvals run association first, council second. Horizon Hills alone covers 1,200 acres of landed homes; the brief there is usually a full internal replan within the gate’s rules.
City-Centre High-Rise and Show Units
The Astaka at Bukit Senyum is where our JB high-rise work sits: our show unit at the 70-storey tower the developer calls Southeast Asia’s tallest residential twin towers. Strata units add a management-office approval before the council’s, and a lift booking before the first delivery. We have run that sequence in KLCC towers and at The Astaka itself.
Materials for Johor’s Climate
MetMalaysia puts the Peninsula’s mean relative humidity between 80 and 88 per cent through the year, with the temperature varying by less than two degrees. Blaine Robert’s three decades of sourcing narrow here to humidity-rated timber and veneers, stone sealed on thresholds and terraces, hardware specified for the coast, and ventilation designed into the plan rather than added after the mould appears.
Design and Construction Under One Contract

MBJB and What Needs a Permit
Small works to a house in Johor Bahru — alterations and minor additions — go to Majlis Bandaraya Johor Bahru under its guideline for kerja-kerja kecil rumah kediaman. The submission is an application form with a sketch plan, floor and section plans at 1:100 to 1:200 with a north point, and, for a terrace or semi-D, the neighbour’s written consent with a copy of their assessment. The permit runs for one year from issue. The council’s documents give no processing time and say nothing about interior-only work, so we confirm the route with the council before works start rather than assume an exemption. As a design and build studio we prepare and lodge the submission as part of the project. Iskandar Puteri files with MBIP instead; a strata unit adds the management office first.
The Tebrau Corridor
Mount Austin, Bandar Dato’ Onn and Taman Molek: landed stock from the 2000s and 2010s on regular lots, where the typical scope is a full internal replan, a services rebuild and often a rear extension within the setbacks — the kind of addition MBJB’s small-works guideline is written for.
Eco Spring and Setia Tropika
The township tier — EcoWorld’s Eco Spring in Tebrau and S P Setia’s Setia Tropika in Kempas — where the developer’s shell is sound and the work is planning, joinery, stone and lighting rather than structure. Our EcoSpring residence and the Setia Tropika bungalow are the reference points.
Iskandar Puteri and the City Centre
West of the council line, Bukit Indah, Horizon Hills and Medini answer to Majlis Bandaraya Iskandar Puteri, a city council since 22 November 2017, and to their own residents’ associations. In the centre, a unit at The Astaka or another Bukit Senyum tower answers to its management office before any council. We have worked inside The Astaka; the sequence — management approval, lift booking, council permit if the scope needs one — is the one we run.
How Long a Johor Bahru Renovation Takes
The programme for a Johor Bahru home is set by two things the survey finds — the state of the services in a 2000s corridor house, or the condition of the developer’s shell in a township home — and by one thing the council sets, which is the time MBJB or MBIP takes on a submission. Design is agreed first and the submission goes in as soon as the concept is fixed, so the council’s clock runs while the detailed drawings are produced.
On site, the services rebuild comes before the finishes, and it is the least predictable stage, which is why it is surveyed. A corridor house with an extension runs longest; a township bungalow replan without structural work is the most common and most predictable programme on this page. For an owner in Singapore, site visits are grouped into scheduled blocks and design reviews are held online between them. You get dated milestones with the proposal and a weekly report against them.
What Shapes the Cost of Interior Design in Johor Bahru
Shell first: a 2000s corridor house carries a services rebuild that sets the floor of the figure before any finish is chosen, while a township home from Eco Spring or Setia Tropika starts from a sound shell and spends on planning and joinery instead. Extent second: an extension, a reworked stair or a full replan moves the number more than any material. Distance third: a Johor Bahru project is run from our Kuala Lumpur studio, and the site programme is planned in blocks rather than daily visits.
Then the specification band — stone, timber, sanitaryware, lighting — and the contract form, where one design and build contract prices the design and the works together.
