One Studio for Homes Across Selangor
Selangor is not one council. A house in Section 13 answers to Majlis Bandaraya Petaling Jaya (MBPJ); a home in Setia Alam or Kota Kemuning to Majlis Bandaraya Shah Alam (MBSA); USJ, Putra Heights, Puchong and Seri Kembangan fall within Majlis Bandaraya Subang Jaya (MBSJ); Cyberjaya is Majlis Perbandaran Sepang. Each runs its own approvals, and the housing runs from older township terraces to gated bungalow precincts. We work across them from one Kuala Lumpur studio, with the designers and the construction team in one company.
Our Kelana Jaya Villa in Petaling Jaya and our Peak Mansion in Taman TAR were designed and built by one team; our Glenmarie Gardens home in Shah Alam is a completed interior. Each area we work in most has its own page: Puchong, Klang, Kota Damansara and Ampang among them.
Our Interior Design Services in Selangor
What Selangor owners bring to us, from a township terrace to a new bungalow. The full residential service is on our residential interior design page.
Landed Homes in the Townships
Double-storey links, cluster homes and semi-Ds in estates such as Glenmarie, Kota Kemuning and Putra Heights. We replan the ground floor, the wet and dry kitchens and the bedrooms around how the family lives now.
Bungalows, Built or Rebuilt
A new house on a bungalow lot, or an older one taken down and rebuilt. Our design and build team carries the structure, the roof and the services as well as the interior, as it did at Kelana Jaya and at Puncak Alam.
Semi-Detached Houses
Extending, reworking or rebuilding one half of a pair, with the party wall and the neighbour's side planned from the start. Our semi-D design and build page covers the work in detail.
Condominiums
Units in Petaling Jaya, Kelana Jaya and the newer towers around the townships, fitted out within each building's rules. Our condo interior design guide explains the process.
Extensions and Added Floors
Rear and side extensions or a further storey on a landed home. In MBPJ and MBSA, structural additions go to the council as an addition-and-alteration plan, which we draw and submit for you.
One Contract From Survey to Handover
Survey, design, the council application, construction and the interior with one company and one programme, so the house approved on paper is the house our site team builds.
Which Council Covers Your Home, and What It Asks For
The first question on any Selangor project is the council, because the application route depends on it.
Nine Councils, One Approach
Our Selangor projects sit under MBPJ, MBSA, MBSJ, Majlis Perbandaran Sepang, Majlis Perbandaran Kajang, Majlis Perbandaran Selayang, Majlis Perbandaran Ampang Jaya, Majlis Perbandaran Kuala Selangor and Majlis Perbandaran Kuala Langat. Some town names span more than one council, so we check the council for your lot before the design is drawn, then prepare the application that council requires.
Permits, Plans and OSC
MBPJ states that building work, additions and renovation need the council's written permission before they start. Even a change of finishes, doors or windows goes through its minor-works permit, structural additions need an addition-and-alteration plan, and a new house needs full building-plan approval. Applications go through the state's OSC online system. We prepare and submit them ourselves.
Demolition and Rebuilding
At some councils, taking a house down is its own application. Majlis Perbandaran Ampang Jaya, for example, asks for an engineer's demolition report alongside the approved building plan before it issues a demolition permit. On a rebuild we plan that sequence from the start.
On Site, Then Finished
Once the approval is in, our site team takes the house through structure, roof and services, then joinery, stone and lighting, with the designers checking each stage against the drawings until handover.
Our Work Across Selangor
Petaling Jaya holds the most: Kelana Jaya, Section 13, Tropicana and a semi-D our construction team delivered. Shah Alam follows, with Glenmarie, Kota Kemuning and Taman Impian Sutera, then USJ and Putra Heights in Subang Jaya, Setia Marina One and Setia Safiro in Cyberjaya, and Equine Park in Seri Kembangan.
Further out, there is Valencia in Sungai Buloh, Bandar Bukit Mahkota in Kajang, Tropicana Aman in Telok Panglima Garang, a bungalow at Puncak Alam and The Peak Mansion at Taman TAR, on the Selangor side of Ampang. We also have pages for Selangor developments: Kayangan Heights, Aspen at Garden Residence, Ambrosia at Kinrara, Eco Grandeur and Anyara Hills.
What Shapes the Cost of Interior Design in Selangor
On a landed home in Selangor the first questions are structural: whether walls move, whether the house is extended or rebuilt, and what the council route asks for. A condominium starts from the building's own rules. After that, floor area, the amount of custom joinery and the specification of stone, timber and lighting move the figure.
The budget is set with you before detailed drawing begins, and the specification is written to it. Our interior design cost guide sets out the factors, and our bungalow design guide covers the landed side.
Under One Roof
Most firms in Malaysia either design or build. We do both: an interior design studio and a construction team in one company, with the council applications drawn up in the same office.
Interior Design
Concept, space planning, 3D visualisation, materials and lighting, led by senior designers. Our guide to home interior design sets out how we work.
Construction
Structure, roof, services, joinery and finishing by our own site teams. Design and build keeps the drawings and the site answering to one company.
Council Applications
Minor-works permits, addition-and-alteration plans and building plans for MBPJ, MBSA, MBSJ and the other Selangor councils, prepared and submitted by our own team.
Our Completed Homes in Selangor
A bungalow in Kelana Jaya, a home in Glenmarie and a hillside house at Taman TAR. The full set is in our portfolio.
Our completed multi-generational home, designed and built by our own team and featured by Tatler Asia.
Our completed landed home interior: a kitchen island, a dining room and a chandelier-lit living hall.
Our completed hillside home, with a pool hall, a spa and a lit staircase, designed and built by one team.
Because a Selangor project is three things at once: the house, the council and the build. The team that draws your rooms is the team that prepares the application and runs the site, so nothing is lost between them, and the budget you agree is the one the specification is written to.

Frequently Asked Questions About Interior Design in Selangor
Do you work across all of Selangor?
Yes, from our Kuala Lumpur studio. Our gallery holds 23 Selangor projects, from Petaling Jaya, Shah Alam, Subang Jaya and Cyberjaya to Kajang, Sungai Buloh, Puncak Alam and Telok Panglima Garang. Our Petaling Jaya, Shah Alam, Puchong and Klang pages cover those areas in their own right.
Which council covers my home?
It depends on the township. Petaling Jaya, Kelana Jaya and Kota Damansara are under MBPJ; Setia Alam, Kota Kemuning and Bukit Jelutong under MBSA; USJ, Putra Heights, Puchong and Seri Kembangan under MBSJ; Cyberjaya under Majlis Perbandaran Sepang; Klang under Majlis Bandaraya Diraja Klang. Some names span more than one council, so we confirm it for your lot first.
Do I need council approval to renovate in Selangor?
Usually, yes. MBPJ, for example, says building work, additions and renovation need its written permission first: a minor-works permit even for new finishes, doors or windows, an addition-and-alteration plan for structural work, and building-plan approval for a new house. The route differs by council.
Do you prepare and submit the council applications?
Yes. We prepare and submit the applications ourselves, from a minor-works permit to a full building plan, through the council's process and the state's OSC online system, as part of the project.
Can you build a new house or rebuild an old one in Selangor?
Yes. A new house needs building-plan approval, and at councils such as MPAJ demolition is a separate permit; we plan both with the design. Our completed Kelana Jaya Villa was designed and built by our own team.
Do you design condominiums in Selangor?
Yes. Our gallery includes condominiums in Kelana Jaya and in Section 13, Petaling Jaya, and we work within each building's management rules and working hours.
How much does interior design cost in Selangor?
It depends on the house type, how much of the structure changes and the specification. The budget is set with you before detailed drawing begins; our interior design cost guide sets out what drives it.
Have you completed homes in Selangor?
Yes. Our completed homes include Kelana Jaya Villa in Petaling Jaya, Glenmarie Gardens in Shah Alam and The Peak Mansion at Taman TAR, Ampang, all in our portfolio with the rest of our Selangor work.
