Eco Grandeur is EcoWorld’s 1,400-acre township in Puncak Alam — a family township of link homes, semi-detached houses and townhouses, with a small number of bungalow lots in its landed precincts. The Landed Precincts
EcoWorld builds townships to a landscape-first plan, and Eco Grandeur’s semi-D and bungalow precincts sit on the greener edges of it, with the parkland the developer markets as the township’s spine. The semi-Ds are the largest volume of larger houses here: double-storey, generous frontage, a side garden that the developer’s plan leaves as lawn. The bungalows are fewer and larger, on lots that allow a pool and a proper garden. Both were delivered with a developer specification that is sound but anonymous, and both have the ceiling heights and the structure to become something else. A note on scope: we take on full-home projects — a semi-D or bungalow renovated as a whole, or a landed home designed and built from a lot. Design Considerations for a Semi-D or Bungalow Here

The Side Garden
On a semi-D it is the house’s best asset and its most neglected one. Opening the living hall to it with a covered terrace, and treating the garden as an outdoor room, changes the house more than any interior finish.
Two Kitchens
The wet-and-dry split suits the way families here cook. The dry kitchen becomes the family room’s edge — an island, stone worktops, the Miele or Gaggenau tier if the owner wants it; the wet kitchen behind it is built for heat, smoke and volume.
Modern Tropical, Done Properly
The direction most owners in Puncak Alam ask for — timber, greenery, light — is right for the climate. Done at our level it means timber specified and detailed to weather, stone that reads as calm rather than cold, deep overhangs and cross-ventilation designed in rather than added, and a VRF air-conditioning tier for the afternoons when the breeze fails.
Storage and Family Planning
Multi-generational households, home offices and children’s rooms that must grow up with them: the plan is redrawn around who lives in the house, with floor-to-ceiling joinery on the circulation walls and a proper dressing room in the master suite.

A landed unit in an EcoWorld township answers to the residents’ association’s guidelines as well as to the council. Two consents, in that order: the township’s, then Majlis Daerah Kuala Selangor’s.
The Township and the Council
EcoWorld’s landed precincts run to published guidelines — a renovation application to the residents’ association or management before work starts, a refundable deposit against damage to common areas, contractor registration, weekday daytime working hours with little or no work on Sundays and public holidays, and sign-off on any change to the façade or colours that alters the precinct’s streetscape. Puncak Alam falls under Majlis Daerah Kuala Selangor: extensions, structural changes, pools and external works go in as drawings by a registered submitting person; internal renovation that leaves the structure alone needs no permit. The township confirms its specifics for Eco Grandeur; we lodge both.
Where the Freedom Is on a Semi-D
A developer-built semi-D shares a party wall and a structural grid with its neighbour, so the freedom is on the garden side. The living hall can open to the side garden, the ground floor can extend into it and a pool can go where the lawn was, while the party wall, the columns along it and the first-floor slab stay where EcoWorld put them. Bungalow lots have more freedom and more external works. We survey the structure first and bring in a structural engineer wherever the plan touches it, so the drawings that go to the council are buildable as drawn.
What to Expect, in Outline
Township first, council second. The residents’ association’s consent — application, refundable deposit, contractor registration, working hours — comes before mobilisation; Majlis Daerah Kuala Selangor’s drawings follow for anything that extends the house, alters structure or adds a pool; and façade or colour changes need the township’s sign-off even where the council has no interest. How Long an Eco Grandeur Renovation Takes
A finishes-and-joinery renovation of a semi-D or bungalow runs a few months on site. A full renovation with structural changes, new kitchens and bathrooms and external works runs longer, with the township’s consent and the council’s approval period before it.
We give you a programme at the design stage with the approval windows shown as their own line items, and we manage it ourselves through to handover — so the deposit, the working-hour rules and the façade consent are ours to keep, not yours.
What Shapes the Cost of Interior Design at Eco Grandeur
Three things move the number on a semi-D or bungalow here: how much of the house is being touched, whether structure is changing, and the specification tier of stone, joinery, kitchen and sanitaryware. Two more apply particularly here. A covered terrace to the side garden and a pool are external works with their own waterproofing and drainage cost, and a ground-floor extension is decided while the walls are open. We agree the budget at the start of the design stage and design to it.
