We Design and Build in Taman Seri Austin
Taman Seri Austin is Dynasty View’s township for UMLand: 500 freehold acres in the Tebrau growth corridor, postcode 81100, begun in 2005 and on its seventeenth phase by late 2019, when close to 3,500 houses had been handed over and about a hundred acres were still to build. The stock is what a Johor township of that vintage produces — two-storey terraces on 20-by-65 and 20-by-70-foot lots as the main product, the Olivine semi-detached homes, the Aster cluster homes where a reality-television design series was filmed in 2018, the Jade terraces of the Seri Austin Hills precinct — and, by the lake, a high-rise tier: Seri Austin Residence, 420 units in three towers completed in 2015, and D’Lagoon, 204 serviced apartments in two 20-storey towers with 58 three-storey strata villas, launched in 2017. UMLand markets the township around its lake, its parks and cycling lanes and a golf and country resort; the Eastern Dispersal Link and the Tebrau–Kota Tinggi highway carry it to the city centre and the Causeway. The owner of a Seri Austin terrace, a D’Lagoon villa or an Aster cluster home — often living in Singapore and crossing at weekends — is not looking for a studio that has never built in Johor. They want one that has finished a home five minutes away, knows which council window the permit goes through, and can run the project with the owner on the other side of the Straits.

Renovating a Seri Austin Terrace
The terrace phases run from 2005 to the Dahlia launch of 2019 — 20-by-65-foot lots with 1,750 square feet built up on the newest, 20-by-70 and 22-by-75 on earlier phases — and in the older ones the first job is not a new kitchen but a survey of the services: waterproofing, wiring, air-conditioning, window frames. We survey those before we talk about finishes, price the rebuild, and design the house on top of it. Olivine, Aster and Seri Austin Hills
The semi-detached and cluster tier — the Olivine double-storey semi-Ds, the Aster cluster homes completed around 2016 and the Jade terraces of Seri Austin Hills — arrived with the plan fixed and the finishes standard. The brief here is a full internal replan: the ground floor opened up, the wet and dry kitchens redrawn, joinery, stone and lighting designed for the rooms rather than bought for them. D’Lagoon and Seri Austin Residence
By the lake, Seri Austin Residence handed over its 420 units in 2015 with a kitchen cabinet, hob and hood and two air-conditioning units fitted, as launched; D’Lagoon’s 204 apartments and 58 three-storey villas followed from 2017 and the developer has not published what a unit arrives with, so we confirm that on the first visit before a line is drawn. Strata units add the management office’s approval before any council permit and a lift booking before the first delivery — the sequence we have run at The Astaka and in KLCC towers.
Mount Austin, Bandar Dato’ Onn and Eco Spring Next Door
Taman Seri Austin sits beside Bandar Dato’ Onn, Taman Setia Indah and Taman Mount Austin, with EcoWorld’s Eco Spring 2.7 km along Jalan Seri Austin 1. Materials for Johor’s Climate
MetMalaysia’s climate summary for the Peninsula gives a mean relative humidity of 80 to 88 per cent and less than two degrees of variation across the year, and a lakeside township is no drier than the coast. The specification for a Seri Austin home is chosen for that: veneers and solid timber rated for humidity, stone sealed where it meets a threshold or a terrace, hardware that will not pit, and cross-ventilation drawn into the plan so the house does not rely on its air-conditioning to stay dry.

MBJB and What Needs a Permit
Taman Seri Austin is MBJB territory — the council’s Tebrau zones take in Mount Austin and Setia Austin — so a terrace extension or any alteration goes through Majlis Bandaraya Johor Bahru’s guideline for kerja-kerja kecil rumah kediaman. What the council asks for is specific: the application form, a sketch plan, floor and section drawings at 1:100 to 1:200 with a north point, and for a terrace or semi-D the written consent of the neighbour on the shared wall with a copy of their assessment notice. A permit, once issued, runs for one year. Two things the guideline does not say — how long the council takes, and whether interior-only work is exempt — we settle with the council before works start rather than assume. We prepare and lodge the submission as part of the project; a D’Lagoon or Seri Austin Residence unit adds the management office first.

Seri Austin Residence handed over with a fitted kitchen cabinet and two air-conditioning units; what a D’Lagoon apartment or villa arrives with is not published, and it decides whether the job is a fit-out around the developer’s kitchen or a fresh plan. We confirm it on the first visit, then run the sequence we know from The Astaka — management approval, lift booking, council permit only if the scope needs one.
How Long a Seri Austin Renovation Takes
Two things the survey finds set the programme for a Taman Seri Austin home — the state of the services in a 2005-phase terrace, or the condition of the developer’s shell in an Aster cluster home or a D’Lagoon unit — and one thing the council sets: the time MBJB takes on a submission. We agree the design first and lodge as soon as the concept is fixed, so the council’s clock runs while the detailed drawings are produced.
On site the order is fixed: services first, then the build, then finishes. The services stage is the one that cannot be predicted from a drawing, which is why it is surveyed before it is priced. A terrace with a rear extension is the longest programme on this page; a semi-D or cluster replan with no structural work is the shortest and the most common. An owner in Singapore joins site visits in scheduled blocks and design reviews online in between, and gets dated milestones with the proposal and a weekly report against them.
What Shapes the Cost of Interior Design in Taman Seri Austin
