We Design and Build in Country Heights Damansara
Country Heights Damansara was developed by Country Heights Holdings as a freehold estate of 501 bungalows and bungalow lots, reached from Jalan Sungai Penchala in the 60000 postcode of Kuala Lumpur. Listings describe plots of roughly 10,000 to 18,000 square feet, and much of the estate was sold as bungalow land, so many houses here were designed for their own plot. The estate is guarded. Some plots fall away steeply: a house here featured by The Edge was cantilevered above a grassy incline, and its architect said the valley greatly informed the design. An owner in Country Heights Damansara is usually dealing with a large, individual house of a certain age, and wants one team that can judge the structure, deal with the council, respect the estate’s access rules and then deliver the interior.

DBKL, Sloping Plots and What Needs Approval
Country Heights Damansara is in the Federal Territory of Kuala Lumpur, so the council is Kuala Lumpur City Hall (DBKL). An extension, a structural change or a new house goes to DBKL as a submission by an appointed professional, approved before the site opens; the drawings, the submission and the inspections are ours to coordinate. Where the land falls away, the city’s hillside guideline grades it in four slope classes (Class I below 15 degrees up to Class IV at 35 degrees or more) and expects a qualified geotechnical engineer’s report, so an engineer walks the plot with us at the first survey. What a given scope needs we confirm with DBKL before works start rather than assume.
Refresh and Replan
The frame stays; the services are renewed and the rooms are replanned around the garden and the views, with new kitchens, bathrooms, joinery and lighting.
Extend
A new wing, storey or pavilion on the plot, designed with the engineer and submitted to DBKL before work starts.
Rebuild
When the existing house cannot carry the brief, we design a new one for the plot. The engineer’s assessment of the slope, the DBKL submission, the construction and the interior run under one contract, with the estate’s access arrangements agreed before the site opens.
How Long a Country Heights Damansara Project Takes
The scope sets the programme. A refresh that keeps the frame runs on a different clock from an extension, and a rebuild with retaining work is the longest of all. We agree the design brief first and prepare the DBKL submission as soon as the concept is fixed, so the approval runs while the detailed drawings are made.
On site the order is fixed: ground and structure, then services, then finishes. You get dated milestones with the proposal and a weekly report against them, and the same team from survey to handover.
