We Design and Build in Klang

Klang is a city of its own, older than Kuala Lumpur and with its own council, and its housing reflects that. The centre holds the older detached houses of the town’s merchant families; the western townships that grew from the nineties onward — Bandar Bukit Tinggi first, then Bandar Botanic and Bandar Bukit Raja — hold the semi-Ds and bungalows that are now twenty years old and ready for their first full renovation; and on the eastern edge, where Klang meets Kota Kemuning, the gated precincts of the 2010s begin. The owner of a Bukit Tinggi bungalow is not searching for a Klang Valley firm. They want a studio that knows which council to file with — MBDK for most of the district, MBSA for Kota Kemuning — what the lakeside ground in Botanic does to a floor slab, and how a twenty-year-old house is brought up to a standard that will last another twenty.

Renovating a Twenty-Year-Old Township House

Bandar Bukit Tinggi’s semi-Ds and bungalows were built in the late nineties and 2000s, and the first thing they need now is not a new kitchen but a new set of services — waterproofing, wiring, air-conditioning, window frames. We survey those before we talk about finishes, price the rebuild, and design the house on top of it so that the finished home is not sitting on twenty-year-old plumbing.

Lakeside Lots in Bandar Botanic

Botanic’s houses face water, and water shapes the brief: floor levels, damp-proofing, the treatment of the garden edge and the glazing that faces the lake. We design the house to its orientation and its ground, with the engineer’s view on the slab taken at the survey rather than discovered on site.

Replanning an Older Town House

The detached houses of Klang’s older streets have deep plans, high ceilings and courtyards that the last renovation usually closed in. We open them again — the courtyard as the lung of the house, the ground floor as one continuous living and dining space, the kitchen brought in from the back — and we do it with the structure surveyed first, because these houses hide their age well.

Kota Kemuning

Kota Kemuning sits inside Klang district but is administered by Shah Alam’s council, MBSA — which is exactly the kind of detail an owner there needs settled before a submission goes anywhere. The housing is gated precincts of the 2000s and 2010s with residents’ associations of their own, and the approvals sequence — association first, council second — is one we have worked through: our show-unit work is at Kota Kemuning, and our Tropicana Aman bungalow is a short drive south, across the line in Kuala Langat.

Materials That Suit the Coast

Klang is closer to the sea than any other area we write about, and the air is heavier for it. Blaine Robert’s three decades of sourcing narrow here to marine-grade hardware, timber and veneers specified for humidity, stone sealed for salt air on thresholds and terraces, and glazing that keeps the afternoon heat out of west-facing rooms.

Design and Construction Under One Contract

The people who build a Klang house for us are our own construction team, working to our own designers’ drawings — structure, extension, external works and interior on one programme. There is one contract and one person answerable for the whole of it.

KLANG RENOVATION

Renovating a Home in Klang

Most of Klang is one council and one generation of house; the exceptions — the lakeside lots, the old town and Kota Kemuning — are where a renovation is decided before it is designed.

MBDK and What Needs a Permit

Additions and alterations in Klang go to Majlis Bandaraya Diraja Klang as a renovation-plan submission — the council’s own checklist names added storeys or height and alterations affecting the whole building — and MBDK’s Building Department says residential renovation decisions are issued within one working day. Lighter interior work may still need a permit; nothing on the council’s site says it is exempt, so we confirm the route before works start. As a design and build studio we prepare and lodge the submission as part of the project. Most of Klang is one council; Kota Kemuning is the exception, under MBSA.

Bandar Bukit Tinggi and Bandar Bukit Raja

The 2000s township tier: semi-Ds and bungalows on regular lots, twenty years in, with the services at the end of their life and plans drawn for a previous decade. The typical scope is a full internal replan, a services rebuild and often a rear or first-floor extension within the setbacks.

Bandar Botanic

The lakeside tier — Gamuda’s township with its meandering lakes and the 2 km lake in Botanic West — where the ground and the water table are design constraints. Extensions and ground-floor changes are checked by an engineer before they are drawn.

The Older Town

Klang’s original residential streets carry the largest and oldest houses in the city. Renovations there are rebuilds of the services and often of the roof, with the plan reopened around the courtyard. There is no gazetted heritage zone in the old town — two buildings, the Sultan Suleiman Building and the Sultan Suleiman Royal Mosque, are on the National Heritage Register individually — so a private house is governed by MBDK’s ordinary rules.

How Long a Klang Renovation Takes

The programme for a Klang house is set by two things the survey finds — the state of the services in a twenty-year-old township home, and the ground on a Botanic lot — and by one thing the council sets, which is the time MBDK takes on a submission for an extension or structural change. Design is agreed first and the submission goes in as soon as the concept is fixed, so the council’s clock runs while the detailed drawings are produced.

On site, the services rebuild comes before the finishes, and it is the least predictable stage, which is why it is surveyed. A town-house renovation with a reopened courtyard runs longest; a Bukit Tinggi replan without an extension is the most common and most predictable programme on this page. You get dated milestones with the proposal and a weekly report against them.

What Shapes the Cost of Interior Design in Klang

Age, extent, ground —then the specification

Age first: a 2000s Bukit Tinggi house or an older town house carries a services rebuild that sets the floor of the figure before any finish is chosen. Extent second: an extension, a reopened courtyard or a reworked stair moves the number more than any material. Ground third, in Botanic, where the engineer’s findings on a lakeside lot can add work.

Then the specification band — stone, timber, sanitaryware, lighting — and the contract form, where one design and build contract prices the design and the works together. We fix the figure with you before the drawings and specify to it, and we say plainly when a Klang house would be better served by a smaller scope done properly than a larger one done thin.
