Kota Damansara is the Petaling Jaya township under MBPJ, developed by PKNS from 1992 and laid out in numbered Sections (PJU 5) — not Damansara Heights, the Kuala Lumpur enclave some fifteen kilometres east by road, which has its own page. We Design and Build in Kota Damansara
Kota Damansara is thirty years old this decade — PKNS took the mandate to develop it in 1992 — which is the age at which a township’s houses come up for their first serious renovation all at once. The Sections were built through the nineties and 2000s, terraces alongside semi-Ds and bungalows, and the gated enclaves — Villa Damansara and Sierra Damansara in Seksyen 4, the landed parts of Sunway Damansara — brought a tier with its own rules. The owner who bought a Section 9 semi-D in 2002 is now replanning it for a family that has grown and for a house whose wiring, waterproofing and window frames are due. That owner does not need a page about Damansara Heights; they need one about their own township, under their own council.

The First Full Renovation of a Section House
A 1990s or 2000s semi-D in the Sections has reached the point where the services are due regardless of the design. We record what has to be replaced at the survey — wiring, waterproofing, air-conditioning, window frames — cost it, and then plan the house on top of that list, so the renovation is a home for the next twenty years rather than a finish over a problem.
Replanning for a Grown Family
The Section plans were drawn for young families in small cars. We open the ground floor into one living and dining space with the everyday kitchen inside it, move the wet kitchen behind, give the car porch and the garden a relationship with the house, and rework the upper floor around who actually sleeps where now — with the plan walked through in 3D before anything is ordered.
Enclave Houses at Villa Damansara, Sierra Damansara and Sunway Damansara
The gated tier has its own approvals — the enclave’s management or association first, MBPJ second — and houses whose renovations are replans rather than rebuilds. Villa Damansara mixes terraces, semi-Ds and bungalows behind one gate; Sierra Damansara is two- and two-and-a-half-storey semi-Ds; Sunway Damansara’s landed streets are leasehold. We read each enclave’s rules before the concept so the design is drawn to what will pass.
High-Rise Along Persiaran Surian
The towers along Persiaran Surian — Tropicana Gardens’ five serviced-residence towers of 35 to 52 storeys among them — and around the two MRT stations are fit-out projects governed by a management corporation: deposit, hours, what may be removed from a unit still in its defect period. We design to the rulebook and to the developer’s specification, keeping what is under warranty and replacing what is not.
Materials, Finishes and Detail
Blaine Robert’s three decades of sourcing across Asia-Pacific narrow, for a Section house, to finishes that carry a family’s daily use: stone sealed for wet areas, timber specified for humidity, joinery built into the circulation for the storage a 2,500 sq ft semi-D never had, and lighting on separate circuits so the same rooms work for homework and for guests.
One Team from Drawing to Handover
The site team is ours and the drawings are ours. On a Kota Damansara landed home that means the extension, the car porch, the boundary wall and the interior on one programme and one contract, with one person answerable for the sequence.

MBPJ, and How It Differs From the Older PJ Sections
Where the older PJ Sections raise rebuild-or-renovate questions on sixty-year-old houses, Kota Damansara’s are twenty to thirty years old and almost always a renovation. The MBPJ routes are the same: a building-plan submission through a registered consultant where structure, an extension or the façade is touched, decided in fourteen working days for additions and alterations, and the council’s minor-works permit for everything lighter — MBPJ’s own list extends it to tiling, painting, rewiring and interior fit-out such as kitchen cabinets, with a decision inside twenty-four working hours. We prepare the submission as part of the project.
The Numbered Sections
The township’s main landed stock, terraces and semi-Ds side by side across the Sections rather than sorted by number — Seksyen 4 holds gated bungalows and semi-Ds as well as terraces. Constraints are the setbacks, the party wall on a semi-D, and what MBPJ passes for a rear or first-floor extension.
The Border with Tropicana and Mutiara Damansara
Kota Damansara adjoins the Tropicana Golf & Country Resort and Tropicana Indah — where our 2026 landed home sits — and to its east lie Mutiara Damansara and Bandar Utama. Those are different townships with different associations; we say which one a house is in before we design for it.
The Enclaves
Villa Damansara, Sierra Damansara and the gated parts of Sunway Damansara add an association layer above the council. Typical asks: a renovation deposit, working hours, contractor registration, control over anything visible from the street. We sequence the association’s approval first, the council’s second — the paperwork goes in as soon as the concept is fixed, so the enclave’s cycle and MBPJ’s run while the detailed drawings are produced rather than after them.
How Long a Kota Damansara Renovation Takes
A Section house renovation is one of the more predictable programmes we run, because the houses are of one era and the surprises are known: the services rebuild is the first stage on site and the one the survey prices, and after it the sequence — structure if any, wet works, first fix, joinery, finishes, second fix — runs to a dated plan.
Where an extension needs MBPJ, the submission goes in as soon as the concept is fixed so the council’s time runs alongside detailed design. An enclave house adds the association’s cycle in front of the council’s. A Persiaran Surian fit-out is the shortest job on this page.
